For LGBTQ+ homebuyers, choosing where to live is about more than just the house itself. It’s about finding a place that offers both a sense of belonging and financial stability. In 2024, more than 500 anti-LGBTQ+ bills were advanced across the country. In light of that, it’s necessary to understand which states actively support LGBTQ+ residents and create welcoming environments.

This report ranks all 50 U.S. states based on their inclusivity and affordability for LGBTQ+ homebuyers. Our analysis looks at a range of factors, including:

  • Affordability, such as down payment-to-income ratios and cost-burdened homeowner rates
  • LGBTQ+ legal protections and the number of anti-trans bills introduced
  • Community visibility, including LGBTQ+ population share, Pride events, and public support

These elements paint a picture of where LGBTQ+ homebuyers are most likely to find a supportive environment during a time when the financial burden of homeownership is rising across the country. The monthly cost of a median-priced home now averages $3,096, which requires an annual income of at least $119,800, according to the Joint Center for Housing Studies of Harvard University. Only about 1 in 7 renter households can afford that.

For LGBTQ+ buyers, added challenges such as income disparities and inconsistent legal protections make the specific state or locality of a future home increasingly salient. Where you choose to live can shape not just your financial future but your overall quality of life.

Key Findings

  • Vermont is the most LGBTQ-friendly state for homebuyers, earning the No. 1 spot with the highest support for same-sex marriage (81%) and one of the top 3 largest LGBTQ+ population shares in the U.S. (7.4%).
  • Delaware has the largest LGBTQ+ population in the top 10, with 7.5% of adults identifying as LGBTQ+ — substantially higher than the national rate of 5.5%.
  • Minnesota offers the best affordability among the 10 friendliest states, with a down payment-to-income ratio of just 76%, supported by a median household income of $87,556 and a 20% down payment average of around $66,000. It also has the lowest cost-burdened rate (22%) in the top 10.
  • Nevada leads the nation in support for LGBTQ+ nondiscrimination laws, with 85% of residents in favor — 9% above the national rate of 76%.
  • Colorado stands out for legal protections, earning the highest LGBTQ+ policy score (45.25) of any state in the country, with no anti-LGBTQ+ laws passed between 2022 and 2025.

Most LGBTQ-Friendly States for Homebuyers

The top 10 most LGBTQ-friendly states for homebuyers are Vermont, Colorado, Delaware, Nevada, Minnesota, Michigan, Illinois, Pennsylvania, New Hampshire, and Maine. These states stand out for several reasons.

Minnesota is the most affordable among them, with a down payment-to-income ratio of 76%, well below the national average of 93%, and the lowest cost-burdened homeowner rate at 22%. All of the top 5 states have an LGBTQ+ population share well above the national average of 5.5%, with Delaware (7.5%), Vermont (7.4%), and Colorado (6.8%) leading the pack. Strong public support is a common factor as well; every top 5 state exceeds the 67% national average of support for same-sex marriage, with Vermont topping the list at 81%.

Nevada stands out for its legal and cultural support, scoring highest in public support for nondiscrimination laws at 85%, well above the 76% national average, and has passed zero anti-trans bills from 2022 to 2025. Delaware beats the national average on nearly every metric except marriage support, with an average down payment ratio of 93%, a lower cost burden of 25%, and the highest LGBTQ+ population share in the top 10, despite slightly lower same-sex marriage support (65%).

While these numbers can help buyers create a starting shortlist, truly understanding what makes a state LGBTQ-friendly means looking beyond the statistics. “Just because neighbors are friendly does not mean they are fully accepting,” said Michael Bronski, professor of the practice in media and activism at Harvard University. “Silent homophobia can show up as passive exclusion or being ignored when raising LGBTQ+ concerns.”

Connecting with the local LGBTQ+ community can offer valuable insights into how accepting a new city truly is. Brian Adler, PhD, assistant teaching professor of sociology at the University of Missouri–St. Louis, emphasized the importance of working with knowledgeable and supportive real estate professionals. He suggested that LGBTQ+ homebuyers consider urban centers and alternative housing options, such as condos and townhomes, which tend to be more affordable and often located in safer, more inclusive areas.

No. 1: Vermont

Vermont stands out as a top choice for LGBTQ+ homebuyers seeking a welcoming community with a quieter lifestyle. The state is notable for its rural character — most residents live outside of dense urban centers. Its largest city, Burlington, has a population of just 44,528 but offers an active LGBTQ+ scene anchored by the Pride Center of Vermont.

According to The Williams Institute at the University of California, the state’s LGBTQ+ population share is 7.4%, compared to the the national rate of 5.5%, and it has the strongest support for same-sex marriage among the top 5 states at 81% based on data from the Public Religion Research Institute. Although Northeastern states are often known for higher housing costs, Vermont keeps housing affordable, with only 28% of households cost-burdened, on par with the national average. This is notable considering well-known LGBTQ+ hubs like New York City, Los Angeles, and San Francisco are located in states with notoriously high living costs, making Vermont a more affordable alternative for LGBTQ+ homebuyers.

Burlington hosts regular LGBTQ+ events, including the popular Dyke Night, and maintains an LGBTQIA+ community resources page supporting inclusivity. Further south, Montpelier’s city council has passed resolutions in support of LGBTQ+ Pride. Meanwhile, cities like Brattleboro host several special events during Pride Month, with the Queer Council of Brattleboro organizing LGBTQ+ activities throughout the year.

No. 2: Colorado

Colorado consistently ranks as one of the most LGBTQ-friendly states in the country, and for good reason. With the highest Movement Advancement Project policy score of any state at 45.25 out of 49 and 80% public support for nondiscrimination protections compared to the national support rate of 76%, Colorado stands out as a place where LGBTQ+ residents are both protected and welcomed.

Known for its stunning natural beauty and abundance of outdoor activities, the state offers a high quality of life, particularly for those who enjoy hiking, skiing, or simply soaking in the mountain views. While affordability can be a consideration, the down payment-to-income ratio is 119%. Colorado’s median income is $92,470, while the typical down payment required is around $110,000. This puts the state on the higher end of the cost spectrum, though it remains more accessible than places like Hawaii, where the ratio reaches 172%, the highest in the study.

Denver, the state’s largest city, anchors the state’s LGBTQ+ community with major events like Denver PrideFest and local support from The Center on Colfax, one of the largest LGBTQ+ community centers in the region. Just 30 miles northwest of Denver, Boulder offers a progressive atmosphere with a perfect score on The Human Rights Campaign’s (HRC’s) Municipal Equality Index and active advocacy through Out Boulder County. Fort Collins, located in northern Colorado and home to Colorado State University, also fosters a visible LGBTQ+ presence through NoCo Equality and events like Fort Collins Pride, making it another strong option for LGBTQ+ homebuyers seeking inclusive communities.

With 7.5% of residents identifying as LGBTQ+, Delaware has the highest proportion of LGBTQ+ residents in the country — well above the national average of 5.5%. It also offers strong affordability, with a 93% down payment-to-income ratio, right in line with the national average. The typical down payment amount in the state is around $77,000, supported by a median income of $82,855, giving homebuyers a manageable financial outlook.

Dover, the state capital, supports its LGBTQ+ residents through events like the annual Delaware Pride Festival, which brings together community members from across the state. Despite Delaware’s small size — the total state population is just a little over 1 million — it has several cities with thriving LGBTQ+ communities.

Rehoboth Beach is one of the state’s most recognizable LGBTQ+ destinations. Anchored by CAMP Rehoboth, a community center offering events, advocacy, and health services, it has long served as a hub for queer culture in the region. In Wilmington, the LGBTQ+ social scene continues to grow with events such as Our Night Out Wilmington, which blends networking and nightlife. Newark, home to the University of Delaware, benefits from the presence of student groups like UD Pride that help foster an accepting and supportive campus environment.

Delaware is also an attractive option for LGBTQ+ entrepreneurs. The state is known for its tax-friendly policies, legal privacy protections, and a business law system that makes it easier to launch and expand a business.

Nevada stands out for its strong support of LGBTQ+ rights, with 85% of residents backing nondiscrimination laws, the highest percentage among the top 5 states. Support for same-sex marriage is also strong at 76%, which is 9% higher than the national average (67%). This progressive climate helps create a welcoming environment for LGBTQ+ homebuyers seeking both vibrant city life and access to outdoor recreation.

Of course, Nevada’s most notable city for entertainment, Las Vegas, boasts a lively LGBTQ+ nightlife scene — but it’s the presence of stalwarts like The Center, a hub for community support, advocacy, and events, that truly grounds the local community. Just a short drive away, Henderson presents a more suburban, family-friendly atmosphere with a growing LGBTQ+ population, making it an appealing alternative for those looking for quieter neighborhoods.

Further north, Reno hosts the annual Northern Nevada Pride festival and benefits from resources provided by OUR Center, which offers social, health, and advocacy programs. Nearby Lake Tahoe is another great option for outdoors types who prefer lush landscapes over desert views, offering year-round outdoor adventures such as skiing, hiking, and boating.

No. 5: Minnesota

Minnesota has been a leader in LGBTQ+ rights since 1993 when it became one of the first states to pass comprehensive nondiscrimination protections at the state level. As the only Midwestern state in the top 5, Minnesota brings important regional representation to rankings that are otherwise dominated by coastal and western states.

Its overall affordability is a major advantage. The state’s down payment-to-income ratio is just 76%, the lowest among the top 5 states. It also has the lowest overall down payment amount in the study, around $66,000.

Minnesota’s LGBTQ+ hub is Minneapolis, home to Twin Cities Pride which draws more than 400,000 attendees each year. Minnesota’s strong housing affordability draws new residents to major cities like Minneapolis with only 22% of households considered cost-burdened in the state, compared to 29% nationally. State-level public support for same-sex marriage sits at 73%, well above the national rate of 67%.

Just across the river from Minneapolis, St. Paul scores a perfect 100 on the HRC’s Municipal Equality Index and offers relatively affordable housing, with median home prices typically around $300,000. In southeastern Minnesota, Rochester Pride brings visibility, advocacy, and celebration to Rochester’s LGBTQ+ community, making it a welcoming choice for homebuyers looking for a smaller but vibrant community.


Tips for LGBTQ+ Homebuyers: Managing Costs and Finding Your Community

For LGBTQ+ homebuyers, choosing a home is also about finding a place where you feel safe, accepted, and connected. Joyce Jacobsen, professor of economics at Hobart and William Smith Colleges, advised considering the political and economic climate of a new city before making a move. She said, “LGBTQ+ community members may want to consider how open the state and local governments are in general to diversity and difference.” 

On balancing affordability with safety and acceptance, Jacobsen pointed out that urban neighborhoods offering greater acceptance can often come with higher prices, so it’s important to seek out emerging areas where the community is growing and housing is becoming more accessible. With this in mind, the tips below can help guide your home search and decision-making process.

Research the Local LGBTQ+ Rights Landscape

Even in states with less overall protections, local laws can vary. Take Austin, Texas, for example. While the state has restrictions on transgender rights, Austin passed an ordinance protecting access to gender-affirming care and employment rights for LGBTQ+ performance artists. Knowing the details of these local protections is key to understanding your rights and safety.

Working with a real estate agent who understands LGBTQ+ homebuyers can make a big difference. Organizations such as the National Association of Gay & Lesbian Real Estate Professionals (NAGLREP) and GayRealEstate.com offer tools and directories to help you find LGBTQ-friendly professionals.

When settling into a new home, you’ll likely want to create a space that feels unique and comfortable. With that in mind, it’s important to make personal touches that also add value to your home and save you money. Energy-efficient upgrades — such as high-performance windows, improved hot water heaters, and efficient air conditioners — can reduce monthly costs while boosting your property’s value.

Get To Know the Community Before Buying

Dr. Christopher T. Conner, assistant professor of sociology at the University of Missouri, suggested getting involved in local groups not only to build a support network but also to make sure you genuinely mesh with the local LGBTQ+ community.

“As quick as you can, get invested into where you live,” Conner said. “Join groups and organizations that will give you a solid base — Pride, The AIDS Walk, and many other organizations are always in need of volunteers. If all else fails, befriend a drag queen, and have them show you around — they’re great fun and great friends to have.” He also stressed balancing social time between nightlife and other activities such as art exhibits, movies, or sports to establish deeper roots and feel truly at home.
