Liberty’s 24/7 emergency service also provides crucial peace of mind during California’s hot summers, when AC breakdowns can be particularly stressful.

For Californians with higher-end appliances or expensive systems, American Home Shield (AHS) is another reliable provider I recommend, thanks to their large coverage caps of $4,000 for appliances and $5,000 for home systems. California Home Warranty Companies I Didn’t Include

While I love Elite Home Warranty (EHW) coverage options and high caps, I can’t include them as a recommendation for California homeowners because they’re not yet available in the state. EHW has generous coverage caps — up to $6,000 for appliances and $10,000 for home systems. Additionally, EHW has a wide range of optional add-ons (26 in total), which allows you to protect even more home systems and appliances. As a homeowner, I appreciate this flexibility. If EHW expands its service to California in the future, I’d definitely add it as a recommendation for homeowners in the state. 

I also won’t recommend Choice Home Warranty to California residents because of a consumer fraud lawsuit filed by the Arizona Attorney General against them. Until the case comes to a ruling or settles, I just don’t feel comfortable recommending Choice Home Warranty to anyone. If the ruling shows Chocie acted in bad faith, I’ll continue to not recommend them. However, if the case is dismissed, I’ll reevaluate Choice Home Warranty as a potential option for California residents.

The main thing I dislike about Liberty Home Guard is its relatively low coverage caps, which max out at just $2,000 for most home appliances and systems. Liberty also lowers its coverage caps for electrical and plumbing systems to $250 per claim within the first 90 days of active coverage. After 90 days, it raises its plumbing and electrical limits to $500, which is still much lower than its already mediocre standard coverage caps.

These limits are much lower than those of other providers, such as American Home Shield, which offers up to $6,000 in protection for systems. For example, if your appliance costs $3,000 to replace, you’ll have to shell out $1,000 out-of-pocket to cover the amount over Liberty’s $2,000 limit. Additionally, while Liberty offers the most add-on options, their average cost is $15 per month each, which can add up quickly if you need several add-ons.

LHG also doesn’t list its service fee pricing online when you request a quote. I called LHG’s customer service and discovered that it assigns a service fee based on your California home’s size and location, as well as your coverage selections. This is a minor complaint, but it’s still inconvenient to have to wait after your quote to see what your service fee will be.

As I researched home warranty providers, Liberty Home Guard stood out for its strong plans and dozens of add-on coverage options. It has more than 40 unique add-ons — most providers have less than 10.  With this many optional add-ons, you can adapt your home warranty plan to your specific needs. So, I’m confident Liberty will regain its A+ rating, as it has in similar situations within the past 2 to 3 years. Even with this BBB setback, I still recommend Liberty Home Guard stands out as a top choice for California residents.

The company’s high coverage caps give me peace of mind, knowing that even high-end items are covered. AHS provides a $5,000 coverage limit for HVAC systems in each coverage plan and up to $4,000 per appliance. Other major systems, such as plumbing, have an unlimited coverage cap per claim.

I also like that AHS is one of the few providers offering roof leak protection, either as an add-on or included with its premium plan. This protection is particularly useful in California, where heavy rainfall and occasional severe storms can cause significant water damage if small roof leaks aren’t sealed quickly. Additionally, AHS’s coverage for rust, corrosion, and even preexisting conditions provides comprehensive protection for Golden State homes.

Even though American Home Shield founded the home warranty industry, its poor ratings on multiple platforms concern me. I know that people are more likely to share negative experiences online. However, AHS has over three times the number of complaints on the BBB compared to other competitors like Select Home Warranty and Cinch Home Services in the last few years alone. Most complaints are about unexpected price increases, delays in repairs, and the short 30-day workmanship guarantee.

Also, AHS doesn’t offer an appliance-only plan. You have to purchase AHS’ ShieldGold or ShieldPlatinum plan to get appliance coverage. Many home warranty companies offer appliance-only plans or include appliance coverage within their basic plans, so this is a big letdown.

Another big complaint is that AHS has far fewer optional add-ons (just six) than competitors like Liberty Home Guard, which has 42. Fewer optional add-ons mean less customization for California homeowners. These red flags, along with AHS’s sub-2-star ratings on both Trustpilot and Yelp, raise questions for me about its reputation and customer satisfaction.

FAHW also offers its First American Advantage upgrade for its Essential and Premium plans.
